'There is no asbestos on these premises' is a typical first response at the start of a survey or on a quotation.

There are over 3,500 items with asbestos in them including felt and damp courses, floor and roof tiles, artex, toilet seats, stair treads, fire doors, the black pad under the sink and the stair tread not forgetting
gaskets in pipes, boilers and putty in the windows.

Also insuation in the walls and the boxing around pipes that you thought was plaster board.of course there is under the stairs and behind the electric meter.

'They banned asbestos before this building was even built'.

Asbestos was banned in 1999. There were massive stocks of items like floor tiles, roof tiles, textured coatings as well as other common items. Do you think every supplier paid someone to take there stock away and destroy it? Or do you think they continued to use it after the ban date in 1999?

Before you can sell your premises the purchasers solicitor will require a copy of an asbestos register. This is a legal requirement..

All companies carrying out work on your premises should ask to see your asbestos register. Reputable companies will not complete work unless they see an asbestos register.

You can be fined up to £20,000 for not having an asbestos register on your premises.

Anyone who may come across asbestos in the course of there work must have asbestos awareness training carried out by a competent person, this includes caretakers and maintenance staff.
